How this calculation works
The Property Tax & Escrow Calculator determines your net annual property tax liability, monthly mortgage escrow withholding amount, and effective tax rate after applying homestead tax exemptions.
Mathematical formula and logic
Taxable Value = max(0, Assessed Value - Exemptions). Annual Property Tax = Taxable Value × (Tax Rate % / 100). Monthly Escrow = Annual Tax / 12.
Worked example
An assessed home value of $350,000 with a $25,000 homestead exemption has a taxable base of $325,000. At a 1.25% tax rate, annual property tax is $4,062.50 ($338.54 added to your monthly mortgage escrow payment).
Calculation assumptions
- Tax assessed value is used (which is often lower than fair market appraisal value).
- Millage rate converts as: 10 mills = 1.0% tax rate.
Frequently asked questions
What is a millage rate in property taxes?
A millage rate is the tax rate per thousand dollars of assessed property value. One 'mill' represents $1 of tax per $1,000 of assessed value (e.g. 25 mills = 2.5% tax rate).
What is a Homestead Exemption?
A homestead exemption reduces the taxable assessed value of your primary residence, lowering your annual property tax bill and providing protection against forced sales by certain creditors.
Why do property taxes increase even if market prices drop?
Local municipal budgets (schools, police, fire, roads) determine the total revenue needed. If home values drop across a county, local governments may increase the tax rate to balance their municipal budget.
Can I appeal my county property tax assessment?
Yes, homeowners can appeal their property tax assessment annually by providing recent comparable sales (comps) showing their property is assessed higher than similar neighboring homes.
How is property tax paid with a mortgage?
Lenders collect 1/12th of your estimated annual property tax each month as part of your PITI payment into an escrow account, and pay the county tax collector directly when bills are due.
