Mathematical formula and logic
Buyer Closing Costs ≈ 2.5% to 3.5% of Loan Amount. Seller Closing Costs ≈ 5% to 6% Broker Commission + 1% Transfer Taxes & Title.
Worked example
For a $400,000 home purchase with a $320,000 loan: Buyer closing costs average ~$9,600 (3.0% of loan). Seller closing costs average ~$28,000 (7.0% of sale price including 5% commissions).
